Responsibilities:
- Together with Project Coordinator, develop strategies and fix targets for Design Department activities based on Project’ schedules and/or necessities.
- In accordance to directions given by Project Coordinator, develop Project Brief for Projects.
- In accordance with strategies given by Project Director, support to Project Coordinator to develop a plan in terms of time and cost for Design Department.
- Support to Project Coordinator in order to make sure that Designs comply with market and client’s preferences, trends and tendencies.
- Oversee and ensure design and project follow approved budget.
- Develop, together with Project Coordinator, Procedures and Standards for all documents and works related to Design Department.
- Develop and control all documents related to team control.
- Together with Project Coordinator, prepare and develop Department Strategies.
- Make sure that work plans and deadlines given by Project Coordinator are implemented.
- To prepare all reports requested by Project Director and/or Project Coordinator.
- Recommend policies and work tools improvement.
- Support Project Coordinator Project to solve all those questions, doubts and/or conflicts raised by Contractor for compliance with design intention, schedule, budget, quality, safety, and overall conformance with Contract documents and Company’s standards.
- Support Commercial Department by giving all necessary documents needed for bidding, review and comment Contractors queries during Tender Process, attending clarification meetings and final evaluations when required.
- Support to solve field design/construction problems in coordination with Project Coordinator, PM, Company’s Technical staff and third parties.
- Assists to each Project to negotiate with Contractors regarding design changes and Construction solutions.
- Support Construction sites when needed with all duties related to this Department.
- Provide and Support to PM, under Project Coordinator supervision, with all necessary details to proceed with construction.
- Review and approve Shop Drawings and Method Statements for construction when construction activities are carrying in house.
- Co-responsible for overall quality and management of all Design Department activities.
- Participate in hiring process interviews for staff related to Design Department.
- To implement training and seminars programs for staff.
Requirement:
To successfully perform all the typical task and duties listed above and others that might be required related to his position; the knowledge, skills and abilities requested to candidates but not limited, should be as below:
- Strong technical knowledge about all design and construction practices, methods, techniques, etc. related to Real Estate and Construction activities.
- Strong knowledge about Design Management procedures and practices.
- Knowledge about all disciplines for low and high-rise buildings.
- Ability to plan, coordinate and leadership for any kind of Project related to Design.
- Ability to delegate and manage multiple operations effectively.
- Good skills in communication and familiar with all the technical terms and Design activities.
- Strong skills in interpersonal relations and team work promotion.
- Ability to work with multi-disciplinary teams
- Ability to analyze and interpret technical design, method statements, reports, materials, etc.
- Ability to develop/analyze budgets and cost to keep the Project into fixed parameters.
- Ability to prepare and analyze programs and determine critical path for design activities.
- Strong knowledge and skills in mitigation measures in case of Project delays.
- Ability to prepare Risk Assessments for design activities in order to identify future delays problem and how to mitigate them.
- Strong knowledge, ability and skills to effectively make objective decisions related to Design Department.
- Ability to chair meetings and conduct all of them effectively.
- Ability to effectively solve problems and conflicts at Department and Construction sites.
EDUCATION AND EXPERIENCE REQUIRED
- The education required will be a minimum of Bachelor degree in Architecture and/or Engineering
- Minimum of 5 years’ experience as Design Manager.
